Yes. We assess the surface and include agreed repairs and preparation in the proposal.

Do you handle water extraction, drying, or mold remediation?
Our restoration work is repairing and rebuilding damaged areas. Tell us where the property stands and we’ll tell you what we handle and where a separate specialist is needed.

Will the lump-sum price change halfway through?
If we miss work within the agreed scope, that cost is on us. Added work or items excluded from the proposal are discussed and priced separately before proceeding.
What do you need from me before work starts?
We confirm access, selections, timing, and any owner, tenant, or HOA approvals relevant to the work.
What can affect the proposed scope?
Property condition, preparation, access, selected materials, and the work you choose affect the scope we propose. The proposal explains what is included and excluded. Conditions discovered later are reviewed against that agreement before deciding how to proceed.
Is the inspection free?
Yes. The residential inspection is free, and the lump-sum proposal follows within 48 hours of the visit.

Yes. Send the available scope and supporting files. We review them and tell you whether a visit or additional information is needed.
